About us

Investment group Sympatia consists of a team of experts with many years of experience in financial markets, project management, economic and legal advisory. We have acted in the market for over 19 years. Besides substantial experience in investments and asset management, we have successfully completed many residential, commercial, and industrial real estate projects.

We are the second oldest securities broker in Slovakia authorized by the National Bank of Slovakia. Initially, we focused exclusively on investing in the financial markets. However, our commitment to bringing our clients stable and above-average returns regardless of market fluctuations led us to gradually reorient our focus to alternative investments outside of the financial markets. This has enabled us to bring our clients a significantly better return-to-risk ratio than the one provided by standard financial market instruments.

Residential, logistics, and commercial real estate projects and private equity investments are thus the core of our investment activities and the main instrument for investing both our own and our client’s funds. Investing our own funds alongside our clients’ funds gives our clients the additional assurance that our interests are fully aligned with their interests. It also provides a guarantee to our investors that we approach each project with maximum diligence and expertise, consider all associated risks, and ultimately invest only into projects we fully trust.

An essential part of our rigorous approach to each project is the meticulous analysis of all its aspects. Investors can be confident that we treat the entrusted funds as our own. One of our key principles is to invest only in quality projects that provide a sufficient “cushion” for any unexpected events and complications. This has enabled us to achieve positive absolute returns for Polaris Alpha Fund managed by Polaris Finance SICAV each year ever since its inception in 2011.

The key to successful project selection, effective implementation, and completion is a quality project team consisting of experienced financial analysts, project and investment managers, and construction experts with many years of experience and valuable know-how.

Such strong background allows us to analyse all key aspects of each project, make the right decisions and invest only into projects that provide sufficient reserve and financial cushion for a successful project exit with the required rate of return.

Besides the quality and security of each project, we also pay attention to the quality and security of our investment portfolio. Our project investments are well diversified into industrial, residential, and commercial real estate, and private equity investments. We also pay attention to geographical diversification. Our portfolio consists of projects and investments in several central and eastern European countries including Slovakia, Czech Republic, Croatia, Slovenia, and Romania.

Our clients have several options on how to participate in our investment activities and thus achieve stable and above-average returns on their investments. Options include bonds of specific projects, a portfolio made of several project bonds, and professional investor fund Polaris Alpha that offers an attractive portfolio of real estate and private equity investments.

The choice of a specific investment product depends on the investor’s preferences and the amount of initial investment. However, all our standard investment products have one thing in common – they provide stable and predictable long-term returns based on visible and tangible projects in the real economy.

This stability and predictability of returns is the key advantage in the current macroeconomic and financial markets environment characterized by zero to negative interest rates, extremely low bond yields, historically overvalued stock prices, and fears of rising inflation. In such an environment standard financial markets instruments tend to bring very low returns that do not even exceed inflation or are associated with disproportionately high risk. Many alternative investments are just pure speculations with no basis in reality.

On the contrary, real estate investments benefit from the environment of low interest rates, bring regular and above-average returns, serve as an inflation hedge and their risk is low if managed properly. Our focus on quality real estate projects in prospective industries is the most suitable investment strategy for the current environment.

Dear clients, dear partners,

the second half of 2021 was characterized in Slovakia and in the surrounding European countries by the continuing economic recovery, which is, however, accompanied by a constant rise in inflation. In this environment, both residential and industrial real estate continue to enjoy strong demand driven by structural factors, as well as still record low interest rates. However, the situation on the real estate market is currently complicated by rising prices of building materials, transport and disruptions in global supply chains.

The Sympatia Group continues to significantly reduce the impact of these negative factors thanks to careful selection of suppliers, prudent budgeting, as well as suitable adaptation to the contractual conditions that allow decreased construction costs to be reflected in final sales prices. All our projects in the implementation phase are thus still profitable and are progressing successfully.

During the thorough management and control of all aspects of the implementation of existing projects, we are constantly working to find and evaluate attractive new investment opportunities. We focus primarily on projects which, given their sectoral and geographical location, have the greatest potential to benefit from favorable long-term structural trends and at the same time show high resilience to the mentioned negative factors. We have identified several attractive investment opportunities with such characteristics in recent months in Croatia and Slovenia in the area of warehousing and logistics. Thanks to its geographical location and constantly evolving infrastructure, Croatia is currently benefiting from the efforts of manufacturers and suppliers to streamline supply chains and bring them closer to their target European markets. This development naturally creates a strong demand for warehouses and logistics halls, which are currently in short supply in this area. In addition, there are currently not enough companies in the Croatian market that have the necessary experience and capacity to implement them.

The Sympatia group is in an ideal position to make the most of the situation. As one of the few foreign investors in the region, we are currently implementing the construction of a large independent logistics park Zagreb 1 in Croatia with a total leasable area of up to 67,500 m2. The construction of this park is in the final phase and currently 92 % of leasable areas have already been contracted by large international companies operating in the field of logistics and retail.
The successful continued implementation of this large project and the strong demand of companies for other premises of a similar type has resulted in new investment opportunities in recent months. In Croatia, we have launched three new projects in recent months, which are currently in the preparatory phase.

The first of these is the expansion of the aforementioned Zagreb 1 logistics park by another 45,000 m2. By expanding the project and increasing its overall storage capacity, we are responding to strong tenant demand for additional warehouses of the highest standard in this strategic location. This expansion can therefore be considered the second phase of the Zagreb 1 project. Its start is planned for 2022. As in the first phase of the project, we also count on its expansion using the VRF system, installing photovoltaic panels on the roof and obtaining a BREEAM certificate. Not far from the Zagreb 1 project, we are currently completing the acquisition of another attractive plot with an area of 25 ha with a construction potential of up to 110,000 m2 of warehouse and production space. The plot is located only 30 km from Zagreb in a strategic location, where several regional European companies operating in the field of retail have their regional distribution centers. Its advantages also include a direct connection to the main highway between Zagreb and Rijeka. The plot has a suitable zoning plan and all utilities available. Therefore, we expect the permitting process to be concluded quickly and to start the first stage of construction in the course of 2022.

In order to cover the main logistics hubs in Croatia, we completed the acquisition of plot in the industrial zone in Rijeka near the customs terminal in the last quarter of 2021. The project will offer approximately 15,000 m2 of leasable area and will meet the highest standards, including BREEAM certification. The tenants will be companies using the port and customs terminal in Rijeka. Construction is also scheduled to begin in 2022.

As mentioned above, we currently see strong demand for production and storage facilities not only in Croatia but also in Slovenia. Thanks to previous investment activities in this region and knowledge of the local market, we can use it and transform it into an attractive project with minimal risk.

Our new project in Slovenia is the third in a strategic location in Ljubljana-Brnik near the airport. It builds on the successfully completed Brnik 1 project, which includes the construction of the largest warehouse in Central Europe meeting strict international GPM standards for storage and handling of pharmaceutical products, as well as its subsequent expansion in the form of another adjacent logistics hall Brnik 2, which will begin in 2022.

The Brnik 3 project envisages the construction of over 75,000 m2 of warehouse and production space on plots with an area of 16 ha. The project envisages obtaining BREEAM certification and, as well as the previous phase with the installation of photovoltaic panels on the roof of the warehouse … It is located in close proximity to the Brnik 2 project in a strategic location where the project is currently in the preparation and permitting procedures. Construction is scheduled to begin in 2024.

Of course, we were also active in the domestic market, where we try to reasonably apply our experiences from previous projects. We are currently working on several promising acquisition opportunities, two of which at the beginning of 2022, and we are looking forward to the construction of family houses in Koliba and housing construction in Poprad.

Branislav Habán CEO

Branislav Habán is the main partner and co-owner of the Sympatia Group. He has been operating on the financial market since year 2000, having held several leading positions in licensed capital market entities. He held the positions of Investment Specialist in Istro Asset Management, KD Investments and Senior Trader in Slovenská sporiteľňa and Erste Bank der oesterreichischen Sparkassen in Vienna.

Since 2008, he has worked in the private sector in various management positions in commercial companies in Slovakia and abroad. He is an expert in financial investment, trading in international financial markets and has expertise in sophisticated derivative products supported by practical experience in international financial institutions. He has completed numerous domestic and foreign vocational courses and internships, and in 2008 he also successfully passed the EUREX professional exam in London and obtained a license for trading in investment instruments.

Since 2009, under his leadership, Sympatia has gradually begun to focus on investing outside the financial markets, mainly in real estate and private equity. Over the last 12 years, Sympatia has invested in dozens of successful projects as an investor, and has implemented several of them itself.

In addition to investment experience, he is active in many domestic as well as foreign real estate and private equity projects as an investor or advisor. He also works as an advisor in foreign M&A transactions and in financing and refinancing various projects.

He is a graduate of the University of Economics in Bratislava, which he graduated with honors in 2001 and won the VUB Bank Award for the best diploma thesis.

At Sympatia Financie, he holds the position of CEO and Chairman of the Board. At Polaris Finance Sicav plc, he holds the position of director with direct responsibility for investing funds and managing real estate and private equity projects.

 

Marek Laššák

Marek Laššák Investment Director

Marek Laššák is responsible for strategy development, implementation and management of investments outside financial markets, including private equity investments., He also oversees the Group’s financial management. He has been working as an internal team member at the Sympathy Group since 2015, and began external project cooperation in 2012.

He gained his extensive knowledge and experience in finance, investment, investment management, corporate consulting and transaction consulting during his time at the international audit and consulting company EY and subsequently at the consulting company ProRate. During his career since 2005, he has participated in a number of investments and transactions in Slovakia, the Czech Republic and Poland, including projects of several market leaders in their industries.

He graduated from the Masaryk university, Faculty of Economics and Administration in Brno. He was a member of ACCA in the past and is a third level candidate for the CFA program.

Since 2015, he has been a member of the Supervisory Board.

Jana Habánová

Jana Habánová Managing Partner

Jana Habánová has been working in advocacy since 2003, she’s registered in the list of attorneys since 2008. In the past she worked in the law offices at HMG LEGAL, s.r.o., Noerr s.r.o. and as the head of the branch and managing partner of the law firms Schönherr Rechtsanwälte GmbH and Nemetschke Huber Koloseus Rechtsanwälte GmbH Slovak branches. In 2015, she founded Sympatia Legal, s.r.o.

She graduated from the Comenius University, Faculty of Law in Bratislava (2003). She has also completed an interdisciplinary post-graduate course at the European Kolleg Hamburg Master of European Studies with a focus on European businesses and international business transactions, several exchange study visits to the Republic of Austria, two internships in the Federal Republic of Germany and numerous domestic and foreign seminars.

Currently, she and her colleagues in Sympatia Legal provide legal advice to major domestic and foreign companies, including banks, funds, securities dealers, developers, retail chains, commercial companies and more.

She is the author of several professional articles as well as co-author of a part of the commentary from a prominent publisher of legal literature.
