Why Don’t Large Companies Build Their Own Industrial Halls?

Because it usually doesn’t make sense for them — financially, operationally or taxwise.

They prefer to focus their time and resources on what they do best: their core business.
Most companies also choose not to own the halls they occupy. This saves them the burden of operations and maintenance, and instead of carrying a long building depreciation on the balance sheet they treat lease payments as taxdeductible operating expenses each year.

As with everything, exceptions prove the rule. One such exception with a compelling story is TERRASTROJ spol. s r.o., a seller, lessor and service centre for JCB construction and handling equipment. This successful family business, built impressively by its owner Egon Zwinger, wanted to own its premises.
For the first phase of the D1 Park 2 project near Senec, we — together with our partner developer IPEC Group — therefore took on the build to deliver a hall meeting TERRASTROJ’s exact requirements and specifications. At the end of June, we handed the completed building over to the client, who purchased it into his ownership.

Representing IPEC Group at the ceremonial handover were Ivan Čarnogurský, Jana Tomčíková and Marián Miko. TERRASTROJ was represented by its CEO Tomáš Skřipský. The entire process was successfully facilitated by the advisory firm Space Brokers s.r.o., with representatives Martin Šafárik and Martin Varačka.
We firmly believe TERRASTROJ will feel at home in its new premises — it’s exactly what they envisioned.
