Project Vajnorská 21 in its final phase

Our flagship project, Vajnorská 21, is now in its final phase. Construction and finishing works were not suspended even during the disruptions caused by the Covid19 virus, unlike some other Bratislava developments. The comprehensive reconstruction, which retained only the original building’s skeleton, began in the second half of 2018. As can be seen in the attached photographs, only finishing works are currently underway and the project will be completed successfully within a few weeks.

The project comprises the renovation and extension of the original administrative building and cultural centre on Vajnorská Street. Our objective was to breathe new life into the former, worn building and create an asset that would not only fully exploit the potential of the attractive location but also revitalise and appropriately complement it. To this end we organised an architectural competition and entrusted the design solution to the winning studio Čakov + Partners, which endowed the renovated building with a distinctive modern architectural signature responsive to the increasingly exacting demands of the times, while also ensuring sensitive integration into the surrounding urban fabric.

The project also includes the revitalisation of public spaces. We believe that the environments in which we live and work should not only look good but also fulfil their functions and respond to the needs of the local community.

The newly renovated building will comprise 55 residential units, 380 m² of retail space, 870 m² of office space, a modern car park and a refurbished entrance to the adjoining Vajnorská Cultural Centre. In addition to its high quality and elegant execution, a major advantage of this project is its location literally at the heart of activity. Within a few minutes’ reach of the building are two popular shopping centres, a major transport artery, the Tehelné Pole swimming complex, the Nová doba children’s playground, Kuchajda lake, three large parks, the Istropolis Cultural House, the municipal market, schools, polyclinics and a wide range of other services.

The Cultural Centre, which is an integral part of the building and is located on the ground floor, regularly hosts various cultural and social events for local residents. The surrounding area also offers ample sporting facilities, including the National Tennis Centre, the National Football Stadium and the Ondrej Nepela Ice Stadium. Nature lovers will appreciate the proximity of the Koliba forest park in the Little Carpathians range.

Demand for a project of this nature proved to be substantial; purchasers value the opportunity to live in highquality modern housing in an attractive location with excellent civic amenities. All studios and apartments were sold rapidly, even before construction was completed. Only a few final luxury maisonettes remain available for sale. These units were released in the final phase because their preparation required extraordinary care and meticulous attention to detail.

We welcomed the strong interest in apartments at Vajnorská 21, though it did not come as a surprise — who would not want abovestandard housing in a beautiful, modern building located in one of the city’s most desirable neighbourhoods with perfect civic infrastructure? We could not have imagined a better location for ourselves.

The office premises within the building will become Sympatia Group’s new headquarters. In the design and furnishing of our new offices, as in every element of the project, we have emphasised high quality, modern and elegant execution that is functional and ensures that people feel comfortable. This vision was realised with the assistance of the renowned architectural studio Concept Architects. The attached visualisations show how our premises will appear on completion.
