The objective of the Polaris Alpha fund is long-term capital appreciation through investments in promising projects and sectors. The fund focuses primarily on alternative investments in Central and Eastern Europe.
The investment portfolio consists mainly of projects in industrial, residential and commercial real estate. The strategy also includes investments in selected financial market sectors
with long-term growth potential.
The fund invests investors’ capital in individual projects, spreading investment risk across multiple projects. Fund performance — and therefore the investor’s return — does not depend on the success of a single project, but on all projects as a whole. This makes the fund’s assets invested more safely and steadily.
The fund invests in projects mainly in the form of fixed-yield bonds. Fund returns are therefore interest income from bonds, paid either periodically or as a lump sum from project income such as collected rent, apartment or building sales, or project exits. To ensure sufficient liquidity, the fund holds part of its assets in short-term securities or cash on bank accounts.
The investment manager of the fund is Sympatia Financie, o.c.p., a.s., which has been active on the market since 2002 and is a licensed entity supervised by the National Bank of Slovakia. Every potential investment is preceded by detailed analysis, project valuation and a comprehensive due diligence process.
The fund is valued quarterly by the licensed administrator Bank of Valetta, Malta. Net asset value is calculated by revaluing the fund’s investments and financial assets at current market value. The fund is audited annually by Mazars Malta and falls under the supervision of the Malta Financial Services Authority.

A qualified investor is a person who meets the legal criteria, typically by having financial assets of more than €500,000, being employed by a financial institution, or passing an investment knowledge test. We will assess your eligibility together during an initial consultation, which usually takes 30 to 45 minutes.
An investment in the FKI fund is not guaranteed. The fund does not invest in SPV companies established solely to issue bonds, but directly in the development company or its parent company. This way, the fund ensures that the purchased bonds are backed directly by the development project. In addition, the fund is connected through personnel to the statutory body of the development company.
The fund is supervised by the Malta Financial Services Authority (MFSA). NAV valuation is carried out quarterly by the licensed administrator BOV Financial Services Limited. The annual audit is performed by Forvis Mazars in Malta. The investment manager, Sympatia Financie, o.c.p., is a licensed securities dealer supervised by the National Bank of Slovakia (NBS) since 2002.
Yes. Each investor receives a quarterly NAV report and a detailed update on each project (performance, occupancy, financial KPIs), as well as an annual audited report. For investors investing €1 million or more, we offer personal meetings with the portfolio manager twice a year.
