About the project
We are planning a large-scale residential development in the Nitra – Mlynárce area.
The project covers a consolidated site of more than 4 hectares designated for residential development. Local zoning regulations permit buildings of up to six above-ground floors, predominantly for residential use.
The development will be divided into several phases, with construction scheduled according to sales performance and market developments in Nitra. Overall, the project envisages more than 600 residential units and 2,000–5,000 m² of retail and office space.
The site is distinguished by its compact layout, excellent accessibility from several directions, and convenient access to the nearby Nitra bypass. The gently sloping terrain will offer most future residents beautiful views of Nitra and Zobor Hill, while remaining well suited for recreational activities.
At the heart of the development will be a landscaped park with sports facilities, accessible to all residents of the neighbourhood. Parking will be provided almost exclusively in partially underground garages, with sports facilities at ground level, and in multi-storey car parks.
The development will adjoin an area of individual residential housing and, together with the planned amenities and services, will contribute to the creation of a cohesive urban neighbourhood.
