About the project
In Senica, we are developing an industrial complex on a total land area of 89 200 m², where we lease 34 400 m² of space to the international company MAHLE. The complex comprises two manufacturing halls and a research and development centre dedicated to the development and production of heating, ventilation and air conditioning (HVAC) systems for the automotive industry. The MAHLE Group is a Tier 1 supplier, delivering its products directly to automotive manufacturers.
The location serves as a strategic manufacturing and R&D hub for MAHLE in Central and Eastern Europe. Several major automotive manufacturers, including the company’s key customers, operate within approximately 200 km of the facility. Their proximity and access to the D2 motorway support efficient logistics, flexible deliveries and the facility’s long-term competitiveness.
We have progressively developed the project in line with the tenant’s needs. The expansion of manufacturing and warehouse capacity, together with the addition of the R&D centre, has brought development and production together within a single complex, strengthening the Senica facility’s role within the MAHLE Group.
The entire complex is fully let on a long-term basis. The project’s development is accompanied by a lease extension until 2037, confirming the stability of the partnership and the tenant’s long-term commitment to the region.
